Welcome to Upper Mission, one of the most sought-after neighborhoods in Kelowna. Upper Mission is home to the Village of Kettle Valley which won the best community in Canada for several years in a row. This community development saw a return to traditional-style homes with a “Wisteria Lane” feel. Many of the homes in Kettle Valley have a commanding 180-degree view of Okanagan Lake. As one of our clients mentioned, it is almost too much lake view!
As the community grows in Upper Mission, new subdivisions continue to move up onto the slope as well as northward towards Crawford estates and the Bellevue Creek Corridor. These subdivisions include The Ponds, Trestle Ridge, The Highlands and Southridge, and a number of other new developments.
Several of these neighborhoods are putting in a higher-density townhome section to accommodate the city’s request for more affordable housing. This can be seen in The Ponds community were nicely done smaller homes have a nice row housing feel. While just down the street are executive homes with commanding views of Kelowna and Okanagan Lake.
This area will continue to see strong growth as the Community Plan for Kelowna is to have a bench road follow behind Kieper Peak across Bellevue Creek and over to Stewart Road above Crawford Estates. This ties in the “Upper Bench” with East Kelowna and will result in a new section of the South Slope going to custom homes and new housing developments.
Another nice feature of Upper Mission, apart from the views, is the local amenities. There are excellent hiking and biking paths and many excellent local wineries, not to mention a terrific waterfront dog-friendly park and the excellent Bertram Creek Regional Park.

There are a few examples of townhome complexes in this area although they are not common. These tend to be high-end units and often popular with retired professional couples. No multilever condo developments are in this area.
Upper Mission and The Village of Kettle Valley is on a major bus route but the frequency of service is not that convenient. Being a little farther out has its advantages, and much like Ellison, there is a real peaceful rural feeling to this very desirable Kelowna Neighbourhood.
