Smith Creek in West Kelowna is a small neighborhood to the west of downtown Westbank that has a tranquil quiet character. It is situated South of the Shannon Lake and North of Glenrosa. Up until recently the homes in this area were largely in two main subdivisions however, this may soon change as plans are in the works for a new development higher on the hillside and involve an 89 Hectare section of land to be included in the OCP and considered for future residential expansion.
Mention of single-family homes and triplex or duplex townhome construction are listed in the development plan. Currently, access to Smith Creek neighborhood is via Smith Creek Rd off of Elliott Road in West Kelowna and new access from the Shannon Lakeside of the neighborhood via Asquith Rd. Although this access winds you through the Wildhorse Drive and Copper Ridge Drive streets before connecting to Smith Creek Rd.
With the expansion West up the slopes occurring in West Kelowna in the Shannon Lake neighborhood, we anticipate the same type of urban development to occur in Smith Creek and move West and the mountain biking and hiking trails in the area. Single-family homes in this area range in price from the older homes built in the 1980s and 90’s to newer properties under construction. Expect prices to range in the $600,000 range for existing homes and higher for new construction.
