Welcome to quincyvrecko.com (the “Site”), operated by Vrecko Real Estate Group (“Vrecko Real Estate Group”, “we”, “us”, or “our”). We specialise in luxury real estate services in Kelowna and the Okanagan, helping clients buy and sell homes, waterfront properties, and investment real estate.
By accessing or using the Site, you agree to be bound by these Terms of Service (the “Terms”). If you do not agree with these Terms, you must not use the Site. You can also review our Privacy Policy to understand how we handle your personal information.
1. Who We Are
Vrecko Real Estate Group is a licensed real estate team operating in the Province of British Columbia, providing residential real estate services, including the marketing, listing, and sale of properties. Brokerage services are provided through a licensed brokerage in accordance with the rules and guidelines of the BC Financial Services Authority (BCFSA), which you can learn more about at https://www.bcfsa.ca/.
Use of this Site does not create an agency relationship or client-broker relationship with us. Any such relationship is only formed through signed agency and service agreements, as required under applicable real estate laws and regulations in British Columbia.

2. Acceptance of Terms
By using the Site, you confirm that:
- You have reached the age of majority in your province, state, or jurisdiction of residence; and
- You are capable of entering into a binding legal agreement.

6. Real Estate Listings and Market Information
6.1 Accuracy of Information
Property information on the Site, including but not limited to listing price, status, dimensions, features, and availability, is believed to be reliable but is not guaranteed and may change without notice.
In many cases, property data originates from third-party sources, including the Multiple Listing Service® (MLS®), real estate boards, and other data providers, such as the Canadian Real Estate Association (CREA) (https://www.crea.ca/).
We make reasonable efforts to keep information current and accurate, but:
- We do not guarantee that listings are current, complete, or error-free.
- Properties shown as “active”, “available”, or similar may have accepted offers, conditions, or status changes not yet reflected on the Site.
You are responsible for independently verifying all important details (such as price, taxes, zoning, measurements, and availability) with your own professionals and by speaking directly with a licensed real estate professional.
6.2 No Guarantee of Results
We may highlight past sales, testimonials, marketing campaigns, and case studies to demonstrate our experience and approach. These are illustrative examples only and do not guarantee specific outcomes, prices, timelines, or multiple-offer situations in your own transaction.
Real estate markets are dynamic, and results will vary depending on property type, timing, economic conditions, interest rates, and other factors beyond our control.
7. No Solicitation of Clients Under Contract
This Site is intended to provide general information about our services to the public. It is not intended to cause or induce breach of an existing agency agreement between a buyer or seller and their current real estate brokerage or licencee.

8. Intellectual Property
8.1 Ownership
All content on the Site—including text, graphics, photographs, videos, virtual tours, floor plans, branding, logos, layouts, and other materials (collectively, the “Content”)—is owned by or licensed to Vrecko Real Estate Group and is protected by Canadian and international copyright, trademark, and other intellectual property laws.
This includes, without limitation, our property marketing materials, brand identity assets, neighbourhood guides, and curated imagery you may see on pages such as Luxury Homes or Neighbourhoods.
8.2 Limited Licence
We grant you a limited, non-exclusive, non-transferable, revocable licence to access and use the Site and to view the Content for your personal, non-commercial use only, provided that you:
- Do not remove or alter any copyright, trademark, or proprietary notices; and
- Do not copy, reproduce, modify, publish, distribute, transmit, display, or create derivative works from the Content without our prior written consent, except as expressly permitted by law.
8.3 Trademarks and Third-Party Marks
Our names, logos, and slogans, including Vrecko Real Estate Group and any associated branding, are trademarks or trade names of Vrecko Real Estate Group.
The terms REALTOR®, MLS®, and related logos are trademarks owned by the Canadian Real Estate Association (CREA) and are used under licence. For more information, visit https://www.crea.ca/.
Other third-party names, logos, and marks appearing on the Site are trademarks of their respective owners.
9. User Submissions, Email and SMS Communications
9.1 User Submissions
When you submit information through the Site—for example via the Contact form, property inquiry forms, home valuation requests, newsletter sign-ups, or other interactive features (collectively, “User Submissions”)—you:
- Represent and warrant that the information you provide is accurate, current, and not misleading; and
- Authorize us to use that information for the purposes of:
• Responding to your inquiry;
• Contacting you regarding properties, market updates, or services;
• Providing information or services that you request; and
• Operating, improving, and marketing our services in line with our Privacy Policy.
You should not submit confidential, highly sensitive, or payment information through general forms on the Site. If such information is needed, we will provide or confirm a secure method for communicating it.
We may keep records of communications sent through the Site or by email for quality assurance and compliance purposes.
9.2 SMS/Text Messaging Programme (A2P)
We may offer one or more SMS/text messaging programmes (the “Messaging Service”) to provide:
- Transactional messages related to appointments, showings, or property updates;
- Service messages (for example, reminders to complete forms or calls booked with us); and
- Marketing messages, such as market updates, new listings, open house invitations, and other promotional content.

- Message frequency: Message frequency will vary based on your interactions with us, but we aim to keep messages relevant and reasonable.
- Message and data rates: Message and data rates may apply, depending on your mobile plan and carrier.
- Consent not a condition: Your consent to receive SMS/text messages is not a condition of purchasing any services or working with us.

9.3 Opt-Out / STOP and HELP Instructions
You can opt out of the Messaging Service at any time:

- After you send STOP, you may receive a final confirmation text to confirm that you have been unsubscribed.

Please note that opting out of SMS/text messaging will not necessarily stop all communications from us; we may still contact you by email or phone as permitted by law and your preferences as described in our Privacy Policy.
9.4 Carrier and Delivery Disclaimers
Delivery of SMS/text messages is subject to effective transmission by your mobile carrier and network operator. We are not responsible for:
- Any delays, failures, or misdirected delivery of messages; or
- Any security or privacy issues arising from your carrier’s or device provider’s systems.
Carriers are not liable for delayed or undelivered messages. You should ensure your mobile number and device settings are accurate and up to date.
10. Privacy

12. Disclaimer of Warranties

Without limiting the generality of the foregoing, we do not warrant that:

- Defects or errors will be corrected;

13. Limitation of Liability
To the maximum extent permitted by applicable law, Vrecko Real Estate Group and its agents, representatives, employees, and affiliates will not be liable for any direct, indirect, incidental, consequential, special, exemplary, or punitive damages, including without limitation loss of profits, data, goodwill, or other intangible losses, arising out of or in connection with:
- Your access to or use of, or inability to access or use, the Site;
- Any errors or omissions in any Content;
- Any decision or action taken in reliance on information provided through the Site; or
- Any third-party websites, tools, or services linked to or from the Site.
If, despite the above, we are found liable to you in connection with the Site, our total aggregate liability will be limited to one hundred Canadian dollars (CAD $100).
Some jurisdictions do not allow limitations or exclusions of liability for certain damages; in such jurisdictions, our liability will be limited to the fullest extent permitted by law.
14. Indemnity
You agree to indemnify, defend, and hold harmless Vrecko Real Estate Group and its agents, representatives, employees, and affiliates from and against any and all claims, liabilities, damages, losses, costs, and expenses (including reasonable legal fees) arising out of or connected to:
- Your use of the Site;
- Your breach of these Terms; or
- Your violation of any law or the rights of any third party.
15. Governing Law and Jurisdiction
These Terms and your use of the Site are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to its conflict of law principles.
You agree that any disputes arising out of or relating to these Terms or the Site will be subject to the exclusive jurisdiction of the courts of the Province of British Columbia, sitting in the City of Kelowna or the City of Vancouver, as applicable.
16. Severability
If any provision of these Terms is found to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision will be applied to the fullest extent permitted and the remaining provisions will continue in full force and effect.
17. Entire Agreement
These Terms, together with our Privacy Policy and any additional written agreements we may enter into with you (such as listing or buyer representation agreements), constitute the entire agreement between you and Vrecko Real Estate Group regarding your use of the Site and supersede all prior or contemporaneous communications, whether electronic, oral, or written.
