First-Time Home Buyer Benefits in Kelowna: {{2026 Guide}}

Buying your first home in Kelowna can feel overwhelming. Between saving a down payment, qualifying for financing and understanding closing costs, it can be difficult to know where to begin.

The good news is that several federal and provincial programs can help eligible first-time buyers. These benefits may reduce taxes, strengthen a down payment or make monthly mortgage payments more manageable.

Here are the principal programs available to Kelowna first-time home buyers in 2026.

1. First Home Savings Account

The First Home Savings Account, or FHSA, allows eligible Canadians to save for a qualifying first home.

Key features include:

  • $8,000 of participation room in the first year the account is opened
  • A lifetime contribution limit of $40,000
  • Generally tax-deductible contributions
  • Tax-free qualifying withdrawals
  • Up to $8,000 of unused room carried into the following year

FHSA room only begins accumulating after you open your first account. Opening one early can therefore be valuable, even if you are not ready to buy immediately.

If two purchasers are both eligible, each may use their own FHSA toward the same qualifying home.

2. RRSP Home Buyers’ Plan

The Home Buyers’ Plan allows an eligible buyer to withdraw up to $60,000 from an RRSP to purchase or build a qualifying home.

Eligible couples may each be able to withdraw up to $60,000 from their respective RRSPs. Buyers can also use the Home Buyers’ Plan and an FHSA for the same home if they satisfy the conditions for both programs.

For a first HBP withdrawal made in 2026, the temporary repayment relief means the 15-year repayment period begins in 2031.

Unlike a qualifying FHSA withdrawal, money withdrawn through the Home Buyers’ Plan must generally be repaid to your RRSP according to the program’s schedule.

3. Federal Home Buyers’ Tax Credit

Eligible purchasers may claim the federal home buyers’ amount after purchasing a qualifying home.

The current claim amount is up to $10,000, producing as much as $1,500 in federal tax relief.

This is a non-refundable tax credit, meaning it can reduce federal income tax owed but will not create a refund when no tax is payable. If more than one eligible person purchases the same home, the claim can be divided, but the combined amount cannot exceed the program maximum.

4. BC Property Transfer Tax Exemption

Property transfer tax is an important closing cost when purchasing Kelowna real estate.

Under B.C.’s first-time homebuyers’ program, qualifying purchases can receive:

  • A full property transfer tax exemption when the property is valued at $500,000 or less
  • An exemption of up to $8,000 when the property is valued above $500,000 and no more than $835,000
  • A progressively reduced exemption when the value is above $835,000 but below $860,000

Purchaser eligibility, property size, occupancy and other requirements apply. If only one joint purchaser qualifies, the available exemption may be reduced according to that person’s ownership interest.

Review the B.C. first-time homebuyers’ program and have your lawyer or notary confirm the amount before completion.

5. New-Home Tax Relief

First-time buyers considering new construction in Kelowna may have access to two separate programs.

Federal First-Time Home Buyers’ GST Rebate

Eligible first-time buyers can receive:

  • A rebate of 100% of the GST on qualifying new homes valued up to $1 million
  • A reduced rebate on qualifying homes valued between $1 million and $1.5 million
  • A maximum rebate of $50,000

The rebate applies to qualifying newly built or substantially renovated homes, subject to agreement, construction, completion, occupancy and other requirements.

BC Newly Built Home Exemption

A separate provincial program can reduce or eliminate property transfer tax on a qualifying newly built principal residence.

The current full-exemption threshold is $1.1 million. A partial exemption may be available between $1.1 million and $1.15 million.

Because the federal GST rebate and provincial property transfer tax exemption are separate programs, an eligible purchaser may benefit from both.

6. Thirty-Year Insured Mortgages

Eligible first-time buyers can access insured mortgages with amortization periods of up to 30 years. The maximum purchase price for an insured mortgage is currently $1.5 million.

A longer amortization can reduce the required monthly payment, but it can also increase the total interest paid over the mortgage’s life. Buyers should compare the monthly benefit with the long-term cost.

Eligibility still depends on the required down payment, mortgage qualification, insurance and lender requirements.

The Old Shared-Equity Incentive Is Closed

The former First-Time Home Buyer Incentive provided a shared-equity mortgage through the federal government.

That program is no longer available. CMHC stopped approving applications in March 2024.

Any article that recommends this incentive as a current option is outdated.

Combining First-Time Buyer Benefits

Depending on eligibility, a Kelowna first-time buyer may be able to combine:

  • FHSA savings
  • An RRSP Home Buyers’ Plan withdrawal
  • The federal home buyers’ tax credit
  • A B.C. property transfer tax exemption
  • Federal and provincial new-home relief
  • A 30-year insured mortgage

Not every program uses the same definition of “first-time home buyer.” Eligibility should be confirmed separately for each benefit.
